We base our pricing on the square feet of the structure and the estimated time it would take to inspect.
If there are additions made to the home that increase the square footage that we are unaware of until we arrive, you will be charged at the appropriate size.

We offer stand alone inspections for all ancillary services including radon testing, mold inspections, and pest and dry rot inspections.
Additional charges will be applied to ancillary services based on the square feet of the home.

Every home inspection report comes with a FREE Thermal Imaging section and Structural Pest and Dry Rot section. We believe our customers deserve better.
Reports will be delivered within 24 hours of leaving the home. This is to ensure nothing is missed and our clients can stay on schedule.

Re-Inspections of your property are available upon request to ensure the material defects have been corrected by a qualified contractor. Re-inspection base price is $175.00 per hour. One hour minimum charge.
Certifications
Mike holds a professional business license for home inspections in both Washington and Oregon. He is certified by InterNACHI, the only home inspection school accredited by the US Department of Education. He has been licensed for structural pest inspections for over 10 years in both Washington and Oregon. Mike is perusing ongoing education at all times on old and new technologies, materials, and building practices to provide his clients with the best customer service.

The average full home inspection takes 3 hours. More time is needed for larger homes or homes with multiple attics/crawl space areas. Every home is unique and holds its own set of issues depending on the year it was built and the systems present. We are currently scheduling one inspection per day to ensure each customer and their home receives the attention they deserve.
Complete Mold Inspections take about 2 hours to complete on site. Limited Mold Inspections take about 1 hour to complete on site. Both types of mold inspections require 3 - 7 business days for shipping of samples and laboratory processing. Mold reports are completed and sent to customers the same day lab results are received by the inspector.
The scheduling tool will guide you through the process for setting up the inspection. You will receive an email for payment information and the required inspection agreement.
All Inspections are generally set for 5 pm on weekdays and 9 am on weekends. These times are semi-flexible, please contact us if you have scheduling questions.

The majority of mold issues are from moisture intrusion and a lack of air flow. We identify the problem, accurately identify spore counts, and help our customers form the best plan to resolve the issue by recommending the correct contractors.
